I. Marketing Your Property

2. Advertise property for rent.
3. Submit to Fort Gordon Housing Office through the www.ahrn.com approved military site.
4. Submit to our company web site at www.morgansmithrealty.com
5. Submit to www.rentals.com
6. Submit to www.craigslist.com.
7. Submit to www.militarybyowner.com.
II. Qualifying Applicants/Signing the Lease
1. Process application and review credit report
2. Contact previous landlords and references.
3. Execute all documents and collect security deposit.
4. Complete move-in inspection and collect initial rent.
III. Monthly Rent Collection & Dispersements
1. Collect rents
2. Pay any maintenance or repair invoices
3. Disburse net to owner between the 10th to 12th of each month
4. Address any rents not paid by the 5th of the month
5. Invoice tenant for late fee on any late rents
6. Initiate the eviction process on any rents not paid by the 15th
IV. Lease Expiration
1. Contact owner for renewal approval
2. Notify tenant of owner’s response
3. Renew lease or obtain new tenant
4. Complete any inspections necessary
V. Fees – Predetermined fees allows you to budget
1. Annual fee of ½ month’s rent.
2. 10% of the rent collected for remaining 11 months
3. Owner receives any late fees plus additional rents
VI. Special Services
1. Available 24/7 in case of emergency at the property
2. Full time maintenance people for most repairs needed
3. Exterior drive-by inspection of the property is done regularly
4. Interior inspection of the property when determined necessary
5. Owner notified of all repairs.
